Welcome to Elmwood

Elmwood sits in southeastern Berkeley, bridging the gap between UC Berkeley's campus to the north and Oakland's Rockridge neighborhood to the south. It's one of the most walkable pockets in the East Bay, built around a historic shopping district and blocks of Tudor Revival and brown-shingle homes that have defined the neighborhood's character for well over a century. History & Architecture

Elmwood was developed between 1905 and 1910 by real estate developer Duncan McDuffie, and it holds a notable distinction: it was the first neighborhood in the United States to implement single-family zoning. That early planning helped shape the neighborhood's enduring residential character, and today its most sought-after homes are the stately shingled residences inspired by West Coast Arts and Crafts architects Greene & Greene and Bernard Maybeck.

College Avenue & the Elmwood Shopping District

Elmwood is best known for its namesake shopping district — a two-block commercial hub along College Avenue with more than 80 independently owned restaurants and shops. It's the kind of walk-everywhere retail strip that's increasingly rare in the Bay Area, and it's a major reason Elmwood consistently scores near the top of Berkeley's walkability rankings, with a Walk Score of 96 out of 100.

Schools

Families in Elmwood are zoned for Emerson Elementary, Willard Middle School, and Berkeley High School — all part of the Berkeley Unified School District.
